Depending on location and project structure, we serve either as your licensed builder or as your design-led owner’s representative, while maintaining a single, disciplined process and point of accountability.
Through our Luxury Home Stewardship Membership, we continue serving your home long after move-in — protecting performance, value, and peace of mind.
1. Vision & Concept Design
Luxury begins with clarity.
We begin by understanding your vision, lifestyle, land, and long-term goals. From there, we develop a clear, buildable concept for a timeless, architecturally rich ICF or high-performance home that reflects your values and elevates the way you live.

2. Engineering & Permitting
Precision for performance.
High-performance and ICF homes demand early structural and systems coordination. We lead the integration of engineering and permitting strategy, coordinating with licensed professionals as required by jurisdiction to prepare permit-ready construction documents.
In most states, a licensed architect is not required for single-family homes. Where required, we coordinate architectural services to ensure compliance without compromising design intent.

3. Builder Engagement & Contract Management
Clear accountability. No ambiguity.
Project execution requires a structure that aligns responsibility, risk, and authority.
- In Florida, we serve as your licensed builder, leading construction directly while coordinating design, engineering, and trades through our Construction Concierge model.
- In other markets, we act as your design-led owner’s representative, guiding the competitive selection of a qualified local builder and managing contracts, alignment, and execution on your behalf.
In all cases, we remain your single point of coordination and advocacy, protecting your interests and the project’s intent from start to finish.

Our relationship doesn’t end at completion. Through our optional Luxury Home Stewardship Membership, we provide long-term support, documentation, and coordination to simplify ownership and preserve asset value — regardless of location.
