1. Vision & Concept Design

We start by understanding your vision, lifestyle, and land. Then we craft a timeless, architecturally rich ICF home that reflects your values and elevates your way of life.

2. Engineering & Permitting
Precision for performance.
We coordinate with licensed structural engineers to prepare permit-ready construction documents. In most states, a licensed architect is not required for single-family homes—we streamline approvals without compromising design quality.

3. GC Selection & Contract Management
You hire the builder. We represent you.
We act as your Owner’s Agent, guiding you through the competitive selection of a licensed local General Contractor. The construction contract is between you and the GC, ensuring the GC carries all cost, schedule, and construction risk.
We remain your single point of contact—managing the bidding, contracts, and day-to-day oversight to protect your interests from start to finish.

Our relationship doesn't end at the final walkthrough. Through our optional Luxury Home Stewardship Program, we provide ongoing support, vendor coordination, and proactive maintenance for your home—preserving both its value and your peace of mind.
